The first of its

Welcome to the first truly Class A office building in Uruguay

This is the first office building in Uruguay to be designed by Rafael Viñoly, the acclaimed architect of the Carrasco International Airport.

The Class A building boasts unequalled floor-to-floor heights of 3.5 meters and the highest standards of construction, finishes, equipment and amenities. Designed to meet the latest international standards for construction, fire safety, resiliency and environmental sustainability (to achieve LEED Gold certification), Edificio Plaza Alemania would be just at home in Manhattan’s new Hudson Yards waterfront commercial district as the Rio de la Plata.

The building’s total area of 13,390 m² occupies the western portion of a new municipal public plaza that is also designed by Viñoly. The Plaza Alemania not only provides a manicured green space that frames the experience of the building and its occupants, it also ensures that no other building will ever block its views along the Rambla, towards the city, or out to the water.

Sky Lounge

A sheltered space for special events, impromptu meetings, socializing or quiet contemplation, the 460 m² rooftop terrace features wide open 360˚ panoramic views.

Integrated Plaza

Edificio Plaza Alemania is set into and integrated with a new public plaza also designed by Rafael Viñoly. It covers an area of 2,500 m² with a reflecting pool, lawns, seating areas and a variety of shade trees.

Generous lobby with co-working space

The uniquely generous, 517 m² lobby and reception lounge feature 4 meter tall ceilings, refined materials and views over the reflecting pool towards the plaza and the Rambla. The space is activated by a variety of co-working areas where tenants can hold casual meetings.

Lobby café/bar

The north end of the lobby is activated by an expertly operated café/bar that serves casual meals and beverages to suit the tastes of the local workforce.

Showers, lockers and storage for cyclists

For tenants who prefer to bike to work, Edificio Plaza Alemania offers shower facilities, changing rooms, lockers and bike storage.

Valet Parking

Two independent vehicle elevators are accessible at the southern and northern sides of the building where a team of trained valets are waiting for tenants and visitors who drive to Edificio Plaza Alemania. The distributed access to below-grade valet parking shortens drop-off and pick-up times.

Flexible Floor Plates


The steel reinforced concrete structure is tied directly to excavated bedrock to which the building efficiently transfers lateral wind loads through the foundations. Post-tensioned slabs tie into the efficiently laid out core to maximize the distance between columns and generous floor-to-floor heights enable high-ceilings, lots of natural light and flexible partitioning.

Adaptable acoustic ceiling

Wood veneered baffle ceilings will be installed in the lobby and all other common areas of the building. A range of baffle ceiling finish options will be made available to tenants in the User’s Manual. The ceiling system significantly reduces the challenges of coordinating customized interior layouts with lighting, ventilation, and fire detection and suppression.

Adaptable fire-suppression system

The building’s fire protection system is designed to meet NFPA13 international regulations and every floor is delivered with a fully functioning network of sprinklers that can be adjusted by tenants to suit their final layouts.

Electrical Installation

Two independent generator sets ensure the building can sustain uninterrupted operations at full capacity even in the event of an electrical utility failure. The high and low tension power distribution has been planned for maximum layout flexibility. On each floor, dedicated electrical cabinets, IT closets with supplemental cooling and prepositioned conduits feeding the raised technical flooring allow users to customize their fit-out according to the specifications provided in the User’s Manual.

Raised Technical Flooring

The specified raised technical flooring supports heavy loads while also hosting power, communications and data transmission below the floor so that workspace planners can design with total freedom.
